This 5.93 Acre lot is located on Kirby Street just off the North Service Road located along Highway # 1 East in the Highly Sought after R.M of Edenwold No. 158 near White City minutes East of Regina.
As part of McDougall Auctioneers Yard Upgrade Project (YUP), being completed in Regina, SK. McDougall Auctioneers has acquired an additional 14 acres of land surrounding the main warehouse and compound on Highway #1 East. This upgrade and improvement project will allow us to merge the current two compounds and provide a better viewing, and pickup experience for our bidders, as well as improve the traffic flow around the warehouse, for our customers. All heavy truck traffic will be redirected along the new north to south access road along the west side of the yard, to improve the traffic and congestion when loading and unloading of heavy machinery, and other consigned goods.
Once this project is complete the compound currently known as Yard B will become available for sublease. This yard is currently being leased by McDougall Auctioneers until March 31, 2023. McDougall Auctioneers is looking for a business or other entity that will sub lease the property for the remainder of the current lease term. The current lease is $5750 per month plus property taxes of approximately $1500 per month.
McDougall's cannot guarantee the ability to renew the lease at the current rate at the completion of the current lease, but the landowner has stated that he is open to a reasonable offer and renegotiations at the completion of the current lease.
McDougall's reserves the right to terminate the auction on this property at any time, for any reason including a sub-lease agreement being reached. All parties who express interest to sub lease this property will be treated on a first come first serve basis. 4. McDougall's reserves the right to end the auction at any time, and lease directly to an individual.
5. Purchaser must sign a lease for the remaining 1.5 Years on current lease.
6. An opportunity to re-sign for a longer duration will be available at the end of current lease and will be done directly with owner.
7. A deposit equal to one months rent will be required to be paid by the lessee and held as security for the lease.
7. A one time Buyers Fee of $1500 plus GST is applicable.
